As a member of the Southeast Minnesota Realtors, I maintain good professional relationships with your agent. We coordinate the inspection, make the inspection a positive learning experience, and follow up after the inspection to explain any needed corrections for your transaction to go smoothly.
Inspectors shall not directly or indirectly compensate realty agents, or other parties having a financial interest in closing or settlement of real estate transactions, for the referral of inspections or for inclusion on a list of recommended inspectors, preferred providers, or similar arrangements. Agents should only recommend the most thorough and experienced inspectors available.
1 Home inspection fee does not include outbuildings except main garage or shed. Properties outside the 30 mile radius from our office in Rochester will have an additional trip fee charge $2/mile.

Follow up consultation up to a year after moving-in, and every 5 years afterwards to provide advice in areas of concern as the seasons change. Homeowner can benefit by verifying improvements, identifying changes, or consulting issues with an impartial party rather than a contractor's sales agent. Includes recommendations for preventive maintenance to avoid costly repairs, how to save money through adequate weather stripping, appliance maintenance, and help to plan and prioritize improvements. Homeowner Walk Through Inspection
Perform repairs more cost effectively than a last minute transaction rush. Low cost inspection for sellers that want to make corrections before listing. This walk through inspection provides in-person advice of existing conditions that should be disclosed, and how to do repairs correctly for a successful real estate transaction. Walk through inspection takes approximately one and a half hours. DOES NOT INCLUDE our Detailed Report with notes and pictures (Detailed Report can be used by sellers as an alternative to disclosures. For a Detailed Report, upgrade to a Complete Home Inspection). Radon Test Information
There is no safe Radon level and the EPA recommends to consider taking action at levels at or above 2.0. Corrective actions do not always have to involve an expensive active depressurization system. Schedule an inspection to help identify issues and areas specific to your home that may need to be repaired that may contribute to radon levels and wait until after your home inspection before testing to plan easy alternative solutions that may help reduce radon levels before investing in an expensive system.
Homeowners: We provide a FREE Radon Monitor loaner that you can setup for screening of your home's Radon level. This is useful for initial testing and to start taking actions to reduce radon levels in your home. Have a healthy home to enjoy, or a smoother transaction if you are planning on selling soon!
Equipment is provided on loan for free with our Home Maintenance Training or Homeowner's Walkthrough inspections. Loan term is 3 days (70 hrs), you must return equipment on-time to Eagle Properties' Rochester, MN dropoff address or pay a $10 loan fee per day up to a maximum cost of $100, but much like a library equipment the loan may be renewed for free depending on demand.

I have available for purchase a DIY Radon Test Kit for you as homeowner to perform the test. This includes two mail-in test packets that you place 4 inches apart in the lowest occupable level of the home, pickup after at least 3 days, and mail in a 2-day envelope to the testing laboratory to receive certified results via email less than a week later. This test method requires a longer inspection timeline. I do not setup, pickup, or mail this test kits, and I often recommend corrections to the home to reduce radon infiltration before testing.
